Real estate and construction in Georgia

Property purchases, leases and construction projects for foreign buyers and investors.

Title and encumbrance checks, purchase and lease agreements, registration with the Public Registry, and the legal side of construction projects for foreign buyers, developers and investors.

Buying property in Georgia as a foreigner

Foreign individuals and companies can buy non-agricultural property in Georgia; agricultural land is subject to restrictions. Ownership is registered with the National Agency of Public Registry, and the registry extract of a property, identified by its cadastral code, shows the registered owner together with mortgages and other registered restrictions.

A check before signing compares the extract with the seller's identity and powers, the property itself and the draft agreement, and the agreement should be structured so that the price is protected until the buyer is registered as owner. Property can also support residence: non-agricultural real estate worth more than USD 150,000 can be the basis of a short-term residence permit, and an investment of USD 300,000 the basis of an investment residence permit, in each case valued by an accredited valuer. For construction and development projects we review the construction contract and the permits the project depends on.
